We get this question every time we list a property, "Do I have to fix that?" The answer isn't always clear cut. If the property needs a new roof, then you have to weigh the cost and available cash vs the discount you'll have to offer a buyer. It may deter buyer's that don't want to deal with the problem if they can find another house in better condition. Things like paint, defer maintenance items, clean up, yes these things should be addressed before listing because it's true - you only get one chance to impress a buyer.
