A good listing agent is going to advise their seller to disclose all known facts about the property. But one of the red flags we look for when considering taking a new listing, is how many agents the seller has contracted with previously. Are they trying to hide something or are they unwilling to listen to professional advice? When representing a buyer, we look at who the listing agent is since it's easier for a seller to hide known facts if they procure an agent outside the local area who likely won't know the history of the property or surrounding area. So when shopping for a home, look for a Realtor who is knowledgeable about the local area.
